The Outcome
The redevelopment achieved a harmonious balance between modern construction and heritage conservation, delivering high-quality apartments with communal spaces, car parking, and storage facilities. The completed site now offers residents a blend of contemporary living and historic charm, while maintaining respect for the site's cultural significance.

How we did it
Hartigan’s team provided full structural and civil engineering services, from concept through to completion. We advised on geotechnical site investigations and designed the reinforced concrete floor slabs, load-bearing masonry, and foundation solutions. Our civil engineers handled site drainage, road, and hardstanding designs, while overseeing temporary rock stabilization during excavation. Our Historic Building Conservation team collaborated with the Architect and Planning Department to ensure the preservation and adaptive reuse of the listed building. Working closely with the contractor, we ensured the construction methodology aligned with the Client's program and safety requirements.






The Challenge
The project faced significant challenges, including steep topography, varying ground conditions, and the close proximity of neighbouring properties like Janvrin School. Ground conditions varied dramatically, requiring different foundation solutions—from deep piling to excavation through solid rock. Additionally, the deteriorated internal structure of the listed Ladies College building posed challenges, with extensive repairs needed for the masonry façades, as well as the complete replacement of internal floors and roofs. Balancing heritage conservation with modern construction, while minimising temporary works and adhering to the project timeline, added further complexity.
