Farmhouse Refurbishment

Farmhouse Refurbishment

Our engineers were involved in renovation of a traditional two-storey granite farmhouse, replacing its failing roof and strengthening timber floors. The goal was to create a usable attic space and upgrade the building sympathetically, preserving its character while improving performance.

The Outcome

Over time, the farmhouse had suffered significant deterioration: a weakened timber roof, failing floors, and granite walls lined with cement that left the building unbreathable. Modern structural upgrades had to be introduced with minimal impact on the historic fabric. Careful engineering design and sequencing were essential to create safe, habitable space within the attic while retaining its original heritage features.

How we did it

We provided structural design to rebuild the roof with new timber rafters and a steel ridge beam, new attic joists, and strengthened the first-floor timbers using stressed-skin techniques. The ground floor was reconstructed as a ventilated timber system, while internal granite walls were carefully stripped of cement plaster and repaired with lime mortar to restore breathability.

The Challenge

Modern structural upgrades had to be introduced with minimal impact on the historic fabric. Careful engineering design and sequencing were essential to create safe, habitable space within the attic while retaining its original heritage features. The house will be structurally secure, healthier to live in, and ready for many years of future use.
