The owners of the property noticed cracking in one corner and engaged Hartigan to investigate and identify the cause. Hartigan provided structural investigation, design, and oversight for remedial underpinning works to address building subsidence and stabilize the property.

The Outcome

The remedial underpinning successfully stabilized the property, halting further cracking and subsidence. The installation of micro piles, ground beams, and concrete needles provided robust structural support, ensuring the building’s long-term integrity. The project was completed on time, within budget, and with minimal disruption to the occupants.

How we did it

Hartigan carried out a thorough site investigation to identify the subsidence issues, followed by a detailed design of the remedial solution. We installed micro piles drilled into the ground, along with pile caps, ground beams, and concrete needles to support the foundation. Protective screens were used to isolate the working areas from occupied spaces, allowing the property’s kitchen to remain in use during construction. Throughout, we provided contract administration to ensure smooth execution.

The Challenge

The project faced difficult site conditions, including large voids under the foundations and the presence of sizable boulders, which complicated the underpinning process. Additionally, limited space on-site required an innovative piling technique, using a rig mounted on an excavator arm. Close coordination between the main contractor and the piling contractor was essential to overcome these challenges and ensure timely project delivery.
