The Outcome
The balcony extension at Sundowner was successfully completed, enhancing the property's aesthetic with a modern, cantilevered design and frameless glazed balustrading. The project not only improved the functionality of the space but also contributed to the overall visual appeal of the property.

How we did it
Hartigan worked closely with the contractor to develop effective engineering solutions tailored to the project's requirements. The team conducted thorough assessments, including trial hole inspections, to ensure the foundations could support the new steel frame. Careful planning and coordination facilitated the seamless demolition of the existing balcony and the integration of two primary steel beams, which were meticulously installed to connect both the existing structure and the new extension, while secondary beams were strategically placed around the perimeter.

The Challenge
One of the primary challenges was coordinating the demolition of the existing balcony while maintaining the integrity of the surrounding load-bearing walls. The team had to ensure that the foundations could accommodate the new design without compromising structural stability. Additionally, the installation of the cantilevered balcony required precise engineering and meticulous alignment of the steel framework to achieve the desired modern look, all while adhering to tight timelines and budget constraints.
