The Outcome
The project aimed to create an improved open-plan kitchen and living area with expanded east-facing openings to maximise sea views. The eastern gable was extended on the first floor to add a new master suite and balcony, enhancing the living experience and taking full advantage of the stunning coastal setting and sunrises. By choosing refurbishment, we minimised waste, conserved resources, and utilized the embedded energy of the original structure.

How we did it
The project utilized new steelwork, masonry, and timber materials, including joists for timber floors and roofs. A ground-bearing slab was installed for the existing dwelling, and strip foundations were used for the new extension. A granite wall was constructed for flood protection and privacy, blending with the existing seawall to minimise visual impact on the seafront. Floating timber benches were also added to the outdoor area.













The Challenge
The primary challenge was to identify reusable materials and conduct a thorough survey of the building to assess its structural integrity for future generations.
